Surveys are a ‘health check’ for buildings. If you are buying a property you should have a survey done before you enter into a contract to purchase.
A survey can actually save you money. If there are serious problems you can often re-negotiate the sale price of the property to reflect the cost of the repairs – or you may even decide not to buy it at all.
There are three main types of survey, a valuation survey, a homebuyer’s survey and valuation (HSV) and a building survey.
Sometimes a lenders valuation and survey will highlight issues of concern in a building such as cracking in external walls that requires the advice of a structural engineer. We often investigate defects and provide reports that will answer the questions you or your lenders may have about the property.
